Dues and Fees at Tampa Bay Golf and Country Club

I guess we have to pay some dues and fees to live at our beautiful Tampa Bay Golf and Country Club.

There is a one time initiation fee of $2400.00. This initiation fee must be paid to become a golf member or a social member for all new residents or resale homes. This fee is paid at closing. It can be paid by the seller in a real estate transaction.

There are Homes Association Fees for the new construction homes of $253.00 per month. This fee includes all lawn maintenance for the homes. It includes use of the pool and the spa, tennis and shuffleboard and all social amenities. It pays for street lights, cable television, fertilization of the lawn, exterior bi-monthly pest control and road maintenance. It also pays for common area maintenance, the security guard gate, common area landscaping and pond irrigation maintenance.

There are many individual neighborhood communities throughout Tampa Bay Golf and Country Club. Each neighborhood determines their own dues for the neighborhood. Each homeowner pays the overall dues that everyone pays of $173.00 per month. In addition, most areas have dues that are in the neighborhood of $80 per month. This is all included in the $253.00 amount that I talked about above when talking about the new homes. For the most part, $253.00 would be a good amount to plan on for your Homes Association Dues. It could vary a little by which neighborhood you choose.

There is a one time Homes Association Management Set Up Fee of $250 which is due at closing.

There are no CDD fees at Tampa Bay Golf and Country Club. Flood Insurance is not required. No impact fees are paid by the buyer. These are really big savings not to be overlooked.

A Community Development District (CDD) Fee is paid annually (added to your Property Tax bill in November) by all home-owners living in a master-planned development where a CDD has been formed to take care of the things that, in other developments, are taken care of by the local county, such as road and sidewalk maintenance, street lighting, storm drainage, etc. A CDD is a local, special-purpose governing body, authorized as an alternative method for managing and financing the infrastructure of a development. Not all developments have CDD fees. Tampa Bay Golf and Country Club does not have those fees. This is a big savings.

OPTIONAL WAYS TO PAY FOR GOLF: An annual full golf membership fee for a couple would be $1500.00. The annual full golf membership fee for a single would be $1200.00. There is a $800.00 three month full golf membership fee for a couple and a $650.00 three month full golf membership fee for a single. These are OPTIONAL and cover your golf so you pay no green fees during your year or your six months. If you don't play that much golf then you can just pay as you play.

Cart access fees are as follows: (These are OPTIONAL FEES)

If a Member does not choose to pay the cart access fee up front they can pay each time they play golf as follows:

If they are using their own cart then the fee is $12.75 for 18 holes or $6.50 for 9 holes. The fee for the 9 hole executive course is $4.75.

If they are using the club's carts then the fee is $14.75 for the 18 hole course and $7.50 for the 9 hole course. The fee for the 9 hole executive course would be $5.75.

If a golfer plays very often and feels it would save him money then he could pay as follows:

$1350.00 Annual Cart Access Fee Per Couple

$1050.00 Annual Cart Access Fee for a single

$1150.00 Six month Cart Access Fee

$650.00 Three month Cart Access Fee Single which can only be purchased with a three month membership.

$675.00 Three month Cart Access Fee Couple which can only be purchased with a three month membership.

The same is true for the driving range. There are OPTIONAL ways to pay for the driving range.

The annual fee for a single at the driving range would be $325.00 and the annual fee for a couple for the driving range would be $400.00.
